Partea bun\u0103 este c\u0103 aproape totul se poate ordona prin dou\u0103 lucruri simple: o list\u0103 clar\u0103 a cheltuielilor \u0219i o propozi\u021bie bun\u0103 \u00een antecontract care stabile\u0219te cine pl\u0103te\u0219te ce.<\/p>\n\n\n\n<p>Mai jos ai o hart\u0103 complet\u0103 a costurilor, ce e \u201estandard\u201d \u00een pia\u021b\u0103, ce e negociabil \u0219i cum pui discu\u021bia astfel \u00eenc\u00e2t s\u0103 fie normal\u0103, nu conflictual\u0103.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">1) De ce apare confuzia: exist\u0103 \u201estandard de pia\u021b\u0103\u201d \u0219i exist\u0103 \u201enegociere\u201d<\/h2>\n\n\n\n<p>\u00cen Rom\u00e2nia, multe costuri sunt \u201etradi\u021bional\u201d puse pe cump\u0103r\u0103tor. Asta nu le face obligatorii. Doar \u00eenseamn\u0103 c\u0103, \u00een lipsa unei \u00een\u021belegeri, lumea merge pe obi\u0219nuin\u021b\u0103.<\/p>\n\n\n\n<p>\u00cen practic\u0103 exist\u0103 trei categorii:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>costuri inevitabile (se pl\u0103tesc oricum, doar se decide de cine),<\/li>\n\n\n\n<li>costuri condi\u021bionale (apar doar dac\u0103 exist\u0103 ipotec\u0103, credit, acte lips\u0103, modific\u0103ri),<\/li>\n\n\n\n<li>costuri op\u021bionale (consult juridic, verific\u0103ri tehnice, evaluare independent\u0103).<\/li>\n<\/ol>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">2) Costuri notariale: ce acoper\u0103 \u0219i cine le pl\u0103te\u0219te, de obicei<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">A) Onorariul notarului pentru contractul de v\u00e2nzare-cump\u0103rare<\/h3>\n\n\n\n<p>De regul\u0103, \u00eel pl\u0103te\u0219te cump\u0103r\u0103torul, pentru c\u0103 el are interesul principal s\u0103 dob\u00e2ndeasc\u0103 proprietatea \u00een form\u0103 autentic\u0103. Dar poate fi \u00eemp\u0103r\u021bit sau preluat de v\u00e2nz\u0103tor dac\u0103 asta face parte din negociere (mai ales c\u00e2nd v\u00e2nz\u0103torul vrea vitez\u0103).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">B) Acte notariale conexe<\/h3>\n\n\n\n<p>Aici apar costuri suplimentare, \u00een func\u021bie de situa\u021bie:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>procuri,<\/li>\n\n\n\n<li>declara\u021bii,<\/li>\n\n\n\n<li>acte adi\u021bionale,<\/li>\n\n\n\n<li>eventuale acorduri de radiere.<\/li>\n<\/ul>\n\n\n\n<p>Cine pl\u0103te\u0219te? Cel care are interesul direct.
