Dac\u0103 \u00een\u021belegi ce pl\u0103te\u0219ti, c\u00e2nd pl\u0103te\u0219ti \u0219i de ce, \u201ecomision 0\u201d devine o economie real\u0103, nu doar un slogan.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">1) Ce \u00eenseamn\u0103, concret, \u201ecomision 0\u201d<\/h2>\n\n\n\n<p>\u00cen forma cea mai curat\u0103, \u201ecomision 0\u201d \u00eenseamn\u0103:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>nu pl\u0103te\u0219ti o tax\u0103 de intermediere c\u0103tre agen\u021bie\/agent pentru a cump\u0103ra imobilul,<\/li>\n\n\n\n<li>discu\u021bi direct cu proprietarul (sau cu reprezentantul legal al proprietarului).<\/li>\n<\/ul>\n\n\n\n<p>\u00cen practic\u0103, pot exista dou\u0103 situa\u021bii:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Proprietarul chiar vinde direct \u0219i nu exist\u0103 intermediar.<\/li>\n\n\n\n<li>Exist\u0103 agent, dar comisionul este pl\u0103tit de v\u00e2nz\u0103tor (tu, ca cump\u0103r\u0103tor, nu pl\u0103te\u0219ti comision). Aici merit\u0103 clarificat, pentru c\u0103 uneori costul se \u201erecupereaz\u0103\u201d prin pre\u021b.<\/li>\n<\/ol>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">2) Ce costuri r\u0103m\u00e2n chiar \u0219i cu comision 0<\/h2>\n\n\n\n<p>Cump\u0103r\u0103torii se sup\u0103r\u0103 uneori c\u0103 \u201etot pl\u0103tesc mult\u201d. E normal: comisionul e doar o parte.<\/p>\n\n\n\n<p>Costuri care r\u0103m\u00e2n frecvent, indiferent de comision:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>costuri notariale pentru actul de v\u00e2nzare-cump\u0103rare,<\/li>\n\n\n\n<li>taxe de intabulare\/\u00eenscriere (\u00een func\u021bie de procedur\u0103 \u0219i cine le suport\u0103),<\/li>\n\n\n\n<li>costuri de credit dac\u0103 iei cu banc\u0103 (evaluare, asigur\u0103ri, comisioane bancare, acte suplimentare),<\/li>\n\n\n\n<li>eventuale costuri de verificare (consult juridic, cadastru clarific\u0103ri).<\/li>\n<\/ul>\n\n\n\n<p>Diferen\u021ba este c\u0103 aceste costuri sunt, de regul\u0103, legitime \u0219i documentabile. Problema e c\u00e2nd apar costuri neclare, cu nume creative.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">3) \u201eTaxe pe ocolite\u201d: cele mai comune forme prin care ajungi s\u0103 pl\u0103te\u0219ti tot ca un comision<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">A) \u201eRezervare\u201d sau \u201eavans\u201d cerut \u00eenainte de vizionare sau f\u0103r\u0103 document clar<\/h3>\n\n\n\n<p>C\u00e2nd \u021bi se cere o sum\u0103 doar ca s\u0103 \u201e\u021bi se \u021bin\u0103 apartamentul\u201d, f\u0103r\u0103 vizionare \u0219i f\u0103r\u0103 un acord scris cu reguli de returnare, riscul e major. \u00centr-o tranzac\u021bie s\u0103n\u0103toas\u0103, banii se pl\u0103tesc pe documente, nu pe presiune.<\/p>\n\n\n\n<p>Ce e acceptabil:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>rezervare mic\u0103, dup\u0103 vizionare, cu termen clar p\u00e2n\u0103 la antecontract \u0219i condi\u021bii scrise.<\/li>\n<\/ul>\n\n\n\n<p>Ce e riscant:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>orice plat\u0103 \u00eenainte s\u0103 vezi apartamentul,<\/li>\n\n\n\n<li>orice plat\u0103 f\u0103r\u0103 condi\u021bii de restituire \u0219i f\u0103r\u0103 identificarea clar\u0103 a beneficiarului.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">B) \u201eTax\u0103 de consultan\u021b\u0103\u201d sau \u201etax\u0103 de procesare\u201d<\/h3>\n\n\n\n<p>Uneori apare un intermediar care nu spune comision, dar cere \u201econsultan\u021b\u0103\u201d.
