Nu \u00ee\u021bi garanteaz\u0103 o rela\u021bie perfect\u0103 cu proprietarul, dar \u00ee\u021bi cre\u0219te \u0219ansele s\u0103 rezolvi civilizat: garan\u021bia, utilit\u0103\u021bile restante, preavizul, plecarea, \u0219i chiar discu\u021bii de tip \u201enu ai stat aici\u201d.<\/p>\n\n\n\n<p>\u00cen Rom\u00e2nia, proprietarul are obliga\u021bia s\u0103 \u00eenregistreze contractul de loca\u021biune prin formularul C168, \u00een termen de 30 de zile de la \u00eencheierea sau modificarea lui.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">1) Ce este, concret, \u201e\u00eenregistrarea la ANAF\u201d \u0219i ce nu este<\/h2>\n\n\n\n<p><strong>Este<\/strong>: depunerea de c\u0103tre proprietar (sau persoana desemnat\u0103, inclusiv c\u00e2nd bunul e de\u021binut \u00een comun) a formularului C168, \u00eempreun\u0103 cu contractul, la ANAF.<\/p>\n\n\n\n<p><strong>Nu este<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>o \u201eaprobare\u201d de la ANAF c\u0103 apartamentul e ok;<\/li>\n\n\n\n<li>o garan\u021bie c\u0103 proprietarul nu va \u00eencerca s\u0103 re\u021bin\u0103 din garan\u021bie;<\/li>\n\n\n\n<li>o dovad\u0103 c\u0103 apartamentul e \u201elegal perfect\u201d (pentru asta conteaz\u0103 actele de proprietate \u0219i, la cump\u0103rare, cartea funciar\u0103).<\/li>\n<\/ul>\n\n\n\n<p>\u00cenregistrarea e un act fiscal, care ajut\u0103 la formalizarea rela\u021biei \u0219i la urm\u0103rirea veniturilor din chirii.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">2) De ce conteaz\u0103 pentru tine ca chiria\u0219, \u00een via\u021ba real\u0103<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">A) \u00ce\u021bi d\u0103 predictibilitate \u0219i reduce \u201ezona gri\u201d<\/h3>\n\n\n\n<p>C\u00e2nd proprietarul refuz\u0103 orice form\u0103 de formalizare, apar frecvent acelea\u0219i situa\u021bii: pl\u0103\u021bi cash f\u0103r\u0103 dovad\u0103, reguli schimbate din mers, discu\u021bii pe garan\u021bie f\u0103r\u0103 criterii. \u00cenregistrarea nu rezolv\u0103 tot, dar e un semnal c\u0103 proprietarul lucreaz\u0103 mai ordonat.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">B) Te ajut\u0103 c\u00e2nd apar ne\u00een\u021belegeri<\/h3>\n\n\n\n<p>Dac\u0103 ajunge\u021bi la dispute, cel mai important e s\u0103 existe documente \u0219i urme.
