Ceilal\u021bi \u201elocuiesc cu el\u201d.<\/p>\n\n\n\n<p><strong>Avantaje:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>contract simplu, proprietarul prefer\u0103 adesea varianta asta;<\/li>\n\n\n\n<li>o singur\u0103 persoan\u0103 semneaz\u0103, o singur\u0103 persoan\u0103 discut\u0103 cu proprietarul.<\/li>\n<\/ul>\n\n\n\n<p><strong>Dezavantaje (importante):<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>titularul poart\u0103 riscul complet: dac\u0103 partenerul\/colegul nu pl\u0103te\u0219te, proprietarul se uit\u0103 la titular;<\/li>\n\n\n\n<li>garan\u021bia revine titularului, iar \u00eemp\u0103r\u021birea \u00eentre voi devine \u201e\u00eencredere\u201d, nu regul\u0103;<\/li>\n\n\n\n<li>dac\u0103 titularul pleac\u0103, contractul se complic\u0103 imediat.<\/li>\n<\/ul>\n\n\n\n<p>Acest model e ok dac\u0103 exist\u0103 \u00eencredere mare \u0219i unul dintre voi \u00ee\u0219i asum\u0103 explicit responsabilitatea.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Modelul B: co-chiria\u0219i (dou\u0103 sau mai multe persoane pe contract)<\/h3>\n\n\n\n<p>To\u021bi apar ca chiria\u0219i \u0219i semneaz\u0103.<\/p>\n\n\n\n<p><strong>Avantaje:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>responsabilitatea e \u00eemp\u0103r\u021bit\u0103 formal;<\/li>\n\n\n\n<li>ie\u0219irea \u0219i \u00eenlocuirea pot fi reglementate mai corect;<\/li>\n\n\n\n<li>proprietarul vede mai mult\u0103 stabilitate financiar\u0103 (mai ales dac\u0103 sunt dou\u0103 venituri).<\/li>\n<\/ul>\n\n\n\n<p><strong>Dezavantaje:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>administrativ e mai complex (semn\u0103turi, acte adi\u021bionale);<\/li>\n\n\n\n<li>dac\u0103 contractul nu e bine scris, pute\u021bi ajunge la \u201enimeni nu se mi\u0219c\u0103 f\u0103r\u0103 acordul tuturor\u201d.<\/li>\n<\/ul>\n\n\n\n<p><strong>Dac\u0103 sunte\u021bi colegi de apartament (nu cuplu), co-chiria\u0219ii pe contract sunt, de obicei, varianta mai sigur\u0103.<\/strong><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">2) R\u0103spunderea: cine pl\u0103te\u0219te dac\u0103 unul nu pl\u0103te\u0219te<\/h2>\n\n\n\n<p>Aici apare diferen\u021ba real\u0103 dintre \u201esuntem prieteni\u201d \u0219i \u201esuntem semnatari\u201d.<\/p>\n\n\n\n<p>\u00cen multe contracte, dac\u0103 exist\u0103 mai mul\u021bi chiria\u0219i, proprietarii includ formul\u0103ri de tip \u201er\u0103spundere solidar\u0103\u201d, adic\u0103 proprietarul poate cere \u00eentreaga sum\u0103 oric\u0103ruia dintre semnatari. E logic din perspectiva proprietarului: el vrea chiria la timp, nu arbitraj \u00eentre voi.<\/p>\n\n\n\n<p>Ce \u00eenseamn\u0103 pentru voi:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>trebuie s\u0103 ave\u021bi o regul\u0103 intern\u0103 scris\u0103 (m\u0103car \u00eentre voi) despre cum se pl\u0103te\u0219te \u0219i ce se \u00eent\u00e2mpl\u0103 dac\u0103 unul \u00eent\u00e2rzie;<\/li>\n\n\n\n<li>\u0219i, ideal, o clauz\u0103 care permite \u00eenlocuirea unui chiria\u0219 care nu \u00ee\u0219i respect\u0103 obliga\u021biile.<\/li>\n<\/ul>\n\n\n\n<p>Nu e vorba de ne\u00eencredere. Oamenii se mut\u0103 \u00eempreun\u0103, apoi:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>unul \u00ee\u0219i schimb\u0103 jobul,<\/li>\n\n\n\n<li>unul se mut\u0103 cu partenerul,<\/li>\n\n\n\n<li>unul nu se mai \u00een\u021belege cu ceilal\u021bi.<\/li>\n<\/ul>\n\n\n\n<p>Dac\u0103 nu exist\u0103 o regul\u0103, proprietarul va spune simplu: \u201econtractul e pe numele vostru, rezolva\u021bi\u201d.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Ce vre\u021bi s\u0103 existe \u00een contract (sau act adi\u021bional)<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>posibilitatea de \u00eenlocuire a unui co-chiria\u0219 cu alt\u0103 persoan\u0103, cu acordul proprietarului, f\u0103r\u0103 rezilierea contractului;<\/li>\n\n\n\n<li>termen de notificare \u0219i modalitatea de transfer;<\/li>\n\n\n\n<li>ce se \u00eent\u00e2mpl\u0103 cu partea din garan\u021bie a celui care pleac\u0103.<\/li>\n<\/ul>\n\n\n\n<p>O clauz\u0103 matur\u0103 spune: dac\u0103 unul pleac\u0103, ceilal\u021bi pot continua contractul, iar plecarea se face prin act adi\u021bional.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Regula intern\u0103 \u00eentre voi<\/h3>\n\n\n\n<p>\u00cen paralel, ave\u021bi nevoie de un acord simplu:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>cel care pleac\u0103 \u00ee\u0219i g\u0103se\u0219te \u00eenlocuitor sau \u00ee\u0219i pierde o parte din garan\u021bie;<\/li>\n\n\n\n<li>sau ceilal\u021bi \u00eel \u201ecump\u0103r\u0103\u201d din garan\u021bie, \u00een func\u021bie de \u00een\u021belegere.<\/li>\n<\/ul>\n\n\n\n<p>Nu exist\u0103 o solu\u021bie universal\u0103.
