Dac\u0103 nu verifici actele \u00eenainte de antecontract, ri\u0219ti s\u0103 pl\u0103te\u0219ti pentru ceva ce nu dob\u00e2nde\u0219ti juridic.<\/p>\n\n\n\n<p><strong>Dac\u0103 boxa sau parcarea nu apar \u00een acte \u00een mod clar, nu le ai \u201eale tale\u201d, ci doar speri c\u0103 vecinii \u0219i asocia\u021bia vor continua o \u00een\u021belegere.<\/strong><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">1) Cele 3 situa\u021bii care se confund\u0103 mereu<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">A) Bun distinct, cu num\u0103r cadastral \u0219i carte funciar\u0103 (ideal)<\/h3>\n\n\n\n<p>Boxa sau locul de parcare exist\u0103 ca entitate separat\u0103. Poate avea:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>num\u0103r cadastral propriu,<\/li>\n\n\n\n<li>carte funciar\u0103 proprie,<\/li>\n\n\n\n<li>proprietar \u00eenscris separat.<\/li>\n<\/ul>\n\n\n\n<p>Aici verificarea e clar\u0103: cumperi un bun identificabil, care poate fi v\u00e2ndut \u0219i separat (\u00een multe cazuri), \u0219i pe care \u00eel po\u021bi dovedi u\u0219or.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">B) Parte din apartament sau accesoriu \u00eenscris \u00een acela\u0219i CF<\/h3>\n\n\n\n<p>Uneori boxa\/locul e trecut ca anex\u0103 sau accesoriu al apartamentului, \u00een aceea\u0219i carte funciar\u0103.
